Costs and Plan Options

Landmark Home Warranty offers their customers two plan options, but you can customize your coverage as you see fit. Choose from two Home Systems plans (one with a $70 service call fee and one with a $100 service call fee) or upgrade to the Total Protection plan that includes coverage for all the key appliances. Home Systems Plan Cost: The total annual cost for the Home Systems Plan with a $70 service call fee (Plan A) is $425. The total annual cost for the plan with a $100 service call fee (Plan B) is $360. If you choose to pay monthly, the cost for Plan A is $40.42/month and the cost for Plan B is $35/month. Monthly payments include a $5 monthly service charge.  Payment can be made by phone or online via debit or credit card.

Total Protection Plan Cost: The Total Protection plan can be added to either Home Systems plan for an additional $20.83 per month. That makes the total annual cost of Plan A with Total Protection $675, or $61.25 per month. The annual cost of Plan B with Total Protection is $610, or $55.83 per month. Monthly payments include a $5 monthly service charge.  Payment can be made by phone or online via debit or credit card.

Remember, in addition to the cost of your Landmark Home Warranty plan; you will also be responsible for paying a $70 or $100 service call fee per claim, depending which plan you choose. You will be required to pay this fee regardless of whether the claim is granted in part or in whole.

Contracts and Restrictions

Landmark will repair or replace systems and appliances mentioned as covered that are:

(A) in proper working order on the effective date

(B) have become inoperable due to normal usage after the effective date

(C) that are properly installed and located within the perimeter of the primary foundation or detached garage.

Landmark Home Warranty must be notified as soon as the malfunction is discovered and before the expiration of the contract term. Services will be initiated within 48 hours after your service request is made. The service fee is due to the service contractor upon their arrival to your covered property.

Contracts that are not part of a renewal real estate transaction or listing include a 30-day wait period before a claim can be opened. Coverage begins 30 days after the first payment is received and the initial annual term provides 12 months of coverage following the 30-day waiting period. All annual renewal terms after that will include 12 months of coverage.

The contract holder may cancel at any time. If canceled within 30 days of the contract effective date and no service request has been made, the contract holder is entitled to a full refund of paid contract fees. If the contract is canceled beyond 30 days of the effective date (or within 30 days and services have been performed), the contract holder will be entitled to a pro-rated refund minus a $75 cancellation fee.

I am trying to help a relative who got stuck with a Landmark home warranty and has nothing but problems. The customer service is beyond horrible. If anyone recommends dealing with this company you should run the other way.

    Regularly deny all claims with the term “regular wear and tear”. Cracked toilet tank? Denied. Broken ice maker dispenser? Denied. Horrific noise from the fridge? Denied. Promised refunds are never delivered. Even covered repairs take several weeks to several months to resolve. Go with anyone else.

    My husband and I are first time home buyers so we bought a home warranty that we thought would take care of us as advertised since we didn’t want any surprises to ruin our savings account. We chose landmark home warranty…..horrible decision! We moved in 1/2017 and since then we have had to call landmark on 7 different occasions for AC and with each time they would send out a company that would just put a band-aid on the issue. We have spent over $2,500 on fixing our AC unit and it still continues to break. I am pregnant and we have a one year old son….we live in Texas (so summers are incredibly hot!) I have had several annoyances with this company but the most recent one (today) was the final straw that broke the camels back! We had someone come out and “fix” our unit two days ago and today it has broken again. When I contacted Landmark, like I always do, I was informed there was nothing they could do since it was a Saturday. Remember the part where I said I was pregnant and have a ONE year old. The company is a joke. They are actually OKAY with letting a pregnant woman and her baby sit in a 90 plus degree (it is at 92 degrees as I am typing this) weather house for TWO days until the company they “have” to send out is available. ABSOLUTELY NOT!!! They should’ve said we would be happy to find someone who is available now to assist you. I work from home and unable to transfer my work to a different location so I am stuck at this hot house. I wonder is my son or my dog had a heat stroke from being in the hot house, that they are “suppose” to help fix, if that would make them change their rules?!? I am so disgusted and unbelievably shocked at the lack of care for their customers. I will be sure to tell everyone I know and everyone I can reach out to just what I think of this company!

    Tia is the worst company i have ever felt with. One manager told me my issue was covers bit aid feared that it would be cheaper to call several companies to fix it. I did and they were way more’ so when I called back I melted getting the run around and finally food out it was not covers and still they have yet to do anything but say a higher manager will call and does not. They are the truly unprofessional and avoid paying to do anything. They are a waist of your money and time.

    I am in process of a claim with some exceptions due to circumstances and having an elder parent living with us. So far, the first offer to pay on my claim was absolutely ridiculous and unreasonable. We’ll see if there is someplace more towards the middle. Landmark was very willing to receive my payment to purchase, will they keep their end to pay out? Time will tell.

    Don’t hesitate. This company is a winner. We were burned by Nationwide Home Warranty in 2009 as many others. We paid our premiums and never received service. We’ve been with Landmark since 2010 and cannot believe what a pleasure it is to call and get service when in need.

    In the past three weeks we called on our refrigerator and swamp cooler. They sent licensed service companies out and the problems were fixed. Both contractors praised Landmark as a professional home warranty company and said they recommend them to customers. We’re happy and have recommended them to family members.

They helped walk me through turning off my water heater step by step and they were at my house first thing the next morning to replace the old water heater.     Landmark was super fast and easy to work with, and within the first 3 months of being in my new home the warranty saved me hundreds of dollars when my water heater went out, I got it replaced the very next day, the plumber was super nice friendly and fast, i will definitely be extending my warranty to include another year, I couldn’t be more pleased with the service and savings.

    I used this site to pick my warranty company when I bought my house last year. I was blown away by the GREAT reviews, but have been less than impressed with the contractors they work with. So far I have had 2 small plumbing issues and a pretty serious issue with my pool. The plumbing contractors they have called are with companies no one has ever heard of. Not a big deal, if they seem reputable when they show up. Both times the guys show up in an unmarked pickup truck and only accept cash for payment. The issues got fixed, so I wasn’t overly skeptical of Landmark and moved on. Now the pool issue has come up. I placed the service order and they sent another sketchy contractor to my house. This contractor came out, refused to listen to what I told him about the issue (the pool pump won’t prime), then wrote the findings saying it was “lack of maintenance” and the real issue was the pool filter. Once again I was forced to pay cash, and of course he couldn’t provide me a receipt. He said he could email it to me; surprise, that email never came. I called to dispute this and got a very unfriendly representative on the phone who said I can talk to a manager if complaining will make me feel better. I did speak with a manager and finally got them to agree to send out another contractor for a second opinion. At this point, I began doing some research on the first contractor and found online reviews about his business that stated other people had the same experience. When I mentioned this to the manager, they told me they could see other complaints about this contractor, but they continue to send him out. It has now been almost 3 weeks and I have not seen this second opinion. In fact, I had an appointment with them today, but they no call no showed for the appointment after giving me a 6 hour window and making lose a day vacation at work. I am a patient person, but this is ridiculous. If you choose to write my review off and purchase your warranty through Landmark, do your homework before they send the contractor to your house. You may be surprised by what you find.

    I use Landmark on my personal property and my two rentals. They just did an A/C tune-up on all three properties. It’s great to have a hw company provide preventative care too.

    Landmark has always been there when we need them, and is especially helpful with our rentals since they are out of state.
