Buyer Plan Cost: The total annual cost for the Buyer Plan is $489 for coverage that begins at closing. You can add optional coverage for an additional central heating unit for $100, additional central AC for $50, or additional refrigerator for $25 each. You can also purchase the Premier Upgrade Plan for an additional $89 which includes extra coverage for things like fees, upgrades, permit costs, and non-covered items associated with a claim.

Seller Plan Cost: The total annual cost for the Buyer Plan is $489 for coverage that begins at closing. You can purchase seller air/heat coverage for $75. You can add optional coverage for an additional central heating unit for $100, additional central AC for $50, or additional refrigerator for $25 each.
Other Plan Options: Coverage for existing homeowners (not associated with a real estate transaction) costs $489 per year. For a duplex (2 attached units) you will pay $639 per year, and new home construction plans for single-family homes start at $589 per year.

In addition to the cost of your HMS Home Warranty plan, you will also be responsible for paying a $100 trade service call fee or deductible per claim. You will be required to pay this fee regardless of whether the claim is granted in part or in whole. There is an option to buy down your deductible to $50 – this option is only available to buyers, and it costs $100.
Contracts and Restrictions
The agreement covers only mechanical failures relating to mechanical parts and components of domestic-grade items that were in the home and are in proper operating condition on the Agreement effective date. Mechanical failure occurs when a covered item becomes inoperable and unable to perform its function. Mechanical failure due to rust and corrosion is not covered.
You must notify HMS Home Warranty immediately upon discovery of any mechanical failure – if you fail to notify HMS Home Warranty of the failure before the expiration of the terms of the agreement, HMS will not be responsible for the cost of any repair/replacements.
HMS has the sole right to select independent contractors – all work covered by the agreements must be performed by an approved contractor. HMS will use reasonable efforts to provide a referral to an independent contractor within 2 hours after the service request is received during business hours.
You may void the agreement within 30 days of the coverage effective date for a full refund of contract fees if no claim has been made. A 10% penalty per month will be added to any refund that is not paid or credited within 30 days after termination.
HMS may terminate the agreement for non-payment, fraud, or material misrepresentation. If terminated for these reasons, HMS shall refund all paid contract fees if no claims were made.
Coverage is subject to a trade service call fee up to your deductible of $100 per service call, per trade agent unless the optional lower deductible is purchased.
